Recently, California became the first state in the nation to make solar mandatory for new houses. Beginning in 2020, newly constructed homes must have solar panels, which could be costly for homeowners: According to California’s Energy Commission (CEC), that mandate will add between $8,000 and $10,000 to the cost of a new home.

CEC estimates suggest that the solar addition will increase the average monthly mortgage payment by $40, but new homeowners will save an average of $80 a month on their heating, cooling and lighting bills.

Still, the requirement does add a costly additional expense to already pricey new homes in one of the richest real estate markets in the country.

Danielle Hale, chief economist at Realtor.com, told CNBC’s “On the Money” that the new solar requirement could undermine a segment of the real estate market that’s struggled to add to new homes relative to demand.

The added costs could hit “the affordable side of the market,” she said, where prices on available homes have been under pressure.

“It’s a very different perspective depending on if you’re looking for affordable homes, or pricier homes,” Hale told CNBC. “It’s already difficult for builders to build, and I think this is just going to exacerbate that problem.”

Will other places follow suit?

Although the law begins next year, a Realtor.com study found 8 of the 10 U.S. cities with the highest percentage of home solar panels are already in California, and more than six percent of homes in San Jose feature solar panels. The second highest percentage is in Salinas with 4.8 percent, and San Diego is fourth with about 3.3 percent “green” homes.

Phoenix (#3) and Prescott (#5), both in Arizona, are the only cities outside of California in the top ten. So will other states follow California and add the solar requirement?

“We might see states or localities make those decisions,” Hale said. “I think it’s going to take a couple of years before people see how the ramifications play out and what it really does for building in California, before they decide if it’s a good idea to follow suit.”

It all depends on whether home owners directly affected by the changes will embrace them willingly. Sanjay Garje recently told CNBC that he’s buying a home currently under construction in Santa Clara, CA that will come with solar panels on his roof — one year ahead of the requirement.

“I almost got apprehensive about it because we live in a free society and somebody is telling me I have to have solar in the home, ” Garje said.

With his home nearing completion, Garje found that after doing the math, he estimates his monthly energy savings could reach $200. He said he now welcomes the rooftop solar installation, calling it “the icing on the cake.”

The Skinny- the joint opened about 3 months ago, table/hi-top/counter seating, menu of reasonably priced- pizzas/salads/calzones/wings/subs/garlic rolls/beers/wines, open Monday-Thursday 11am–10pm/ Friday–Saturday 11am-11pm/ Sunday noon–10pm.

Got something really terrific for you guys…Sweet Treats Bakery a brand new bakery-concession stand which opened about a-month ago in The Festival Flea Market Mall in Pompano Beach.

Long story short,

Yesterday afternoon- Mrs. Jeff Eats “needed” some baked goods for a bunch of “her” relatives visiting from New York…based on her friend Audrey’s recommendation, Jeff Eats and Mrs. Jeff Eats picked-up 2-Russian coffee cakes, 2-chocolate babkas, 2 1/2 lbs.of assorted rugelach, 6 almond horns, 1 dozen chocolate chip cookies- for some unknown reason, Mrs. Jeff Eats chose not to run-the-table- by not picking-up some- of the danish, muffins, breads, Chinese cookies, chocolate meltaways, linzer tarts and hamantaschen that Sweet Treats also- features in its display cases.

Sweet Treats is owned/operated by Joanne and Mary- who combined, have 53 years in the retail bakery business…Sweet Treats’ stuff is “baked” off premises and delivered fresh every morning to The Festival Flea Market Mall-joint. From what I understand, when an item is sold out, it’s sold out- until the next day! In addition to the “items” above, Sweet Treats has a number of “no sugar added” products- and has a rotating list of cookies/cakes -that are “daily specials.”

Now, you know and Jeff Eats knows that the proof is in the pudding…and I gotta tell you, that everything we picked-up was right on the money! If I had to, but I don’t, but I will- tell you that the Russian coffee cake and the chocolate babka absolutely killed! These two “cakes” alone- made the use of my SunPass worthwhile. Now don’t get me wrong, everything that Mrs. Jeff Eats’ relatives devoured were hits- but that babka and that coffee cake were game changers.

On the price-front, Joanne and Mary are banging “things”-out at Publix type prices…for example- the babka and coffee cake fetch $7.95 a piece!

Just a word to the wise, based on what Jeff Eats saw…if you “want something in particular” call ahead- and have Joanne or Mary put it away for you…yesterday at 3:30pm, Sweet Treats’ stand was jammed with people literally buying everything in sight!- and like I said 3.2 seconds ago, when an item is sold out, it’s sold out!

Sweet Treats Bakery is open Monday-Friday 9:30am-5pm, Saturday-Sunday 9:30am-6pm.

When I was a kid growing up in Brooklyn my parent’s favorite neighborhood Chinese restaurant was Joy Fong’s on Avenue J—now I’m just guessing here, but I’ll bet you that between 1949-1966 (the year Jeff Eats started college) I, my brother, my father and my mother must have eaten in that joint something like 600 times. Now, most non-Jews (the goyim) back then, thought that “us” Jews lit candles on Friday nights—au contraire, “us” Reform Brooklyn Jews were either stuffing our faces in/or getting takeout deliveries from the Joy Fong’s of the world. Back then we didn’t call it Chinese food, we use to say we were going out for C@@@@@—(And you thought that Jeff Eats wasn’t politically correct, didn’t you?) The point I’m trying to drive home here, whether right or wrong, Joy Fong’s “food” is as far as I’m concerned the gold-standard for neighborhood Chinese joint food. Maybe a better way to explain “this”—when I eat matzo ball soup-I compare the ball at hand–in texture, consistency and flavor to the ones that my mother made.

Now that I’ve filled some space and killed some of your time, I recently had dinner at Hong Kong Wok N’ Grill in Jupiter. Now based on my Brooklyn Jewish Chinese Joy Fong’s standards I gotta tell you, this joint makes some pretty good food.

Here’s what I “sampled”—egg rolls, pan fried pork dumplings, bbq ribs, roast pork fried rice, chicken chow mein, sweet & sour pork, general tso’s chicken (no spice), shrimp with lobster sauce. As for the test results, the egg rolls, dumplings, ribs were delicious—same for the fried rice and general tso’s chicken…as for the sweet & sour pork, chicken chow mein and shrimp with lobster sauce–good, but if memory serves me right, Joy Fong’s stuff was better.

Now for the kicker here—in early 1967 my parents, my brother and I discovered Pine Gardens (which morphed into Wong Kee) in NYC’s Chinatown which made Joy Fong’s food look like rookieville. Since Pine Gardens/Wong Kee were so phenomenal, I don’t use “them” as yardsticks, because to this very date, I haven’t found any joint that makes better food.

Let me wrap this story up this way…Hong King Wok N’ Grill is a real good Chinese restaurant. If you live or work in Hong’s neighborhood give it a shot—I enjoyed it and I think you will too.
